LA's microclimates change what matters per inspection. Coastal (Santa Monica, Venice, Palisades) — we weight salt-air flashing corrosion. Hillside / canyon (Mandeville, Topanga, Bel Air) — wind-uplift pattern and ember-intrusion points. Eastside / flat grade (Los Feliz, Silver Lake, East LA) — HVAC penetration detail, scupper flow, TPO seam integrity. Historic (Hancock Park, Pasadena) — original flashing that may be irreplaceable and deck substrate made of 1x6 tongue-and-groove.
Home purchase. The standard general home inspection rarely includes more than a ladder glance at the roof. For homes priced over $1.5M — the majority of Westside real estate — a dedicated roof inspection has become standard due-diligence practice. Home sale. Sellers who produce a current, clean inspection report close faster and negotiate fewer credits. Our pre-sale certificate is accepted by most major LA-area brokerages.
Insurance renewal or claim. LA's insurance market has tightened significantly. State Farm, Allstate, and several others now non-renew policies with roofs over 20 years old unless a certified inspection shows 5+ years of remaining life. We produce the report insurers expect.
Post-storm or post-fire documentation. After a windstorm, hail event, or Red Flag wildfire warning, an immediate inspection establishes the condition baseline for any future claim. Insurers will contest damage that wasn't documented within their correlation window.

Yes — light commercial (small office, retail, industrial under 20,000 sq ft) is routine. We have drones rated for commercial over-flight and handle Title 24 cool-roof compliance documentation. Larger commercial is case-by-case.

No — it's a complement. Drones see angles and elevation changes that a ladder-based walk misses, but nothing replaces a human in the attic checking for moisture and daylight. Every inspection we do includes both, weather and safety permitting.
