Why maintenance matters more in Los Angeles

LA's climate is deceptive. Nine dry months give homeowners the false sense that nothing is happening on the roof — then three wet months compress a year of issues into a single leak event. The houses that sail through atmospheric-river storms without drama are almost always the ones on a documented maintenance program.

Five LA-specific factors move the needle on roof lifespan:

  • UV degradation. Santa Monica, Venice, and the Valley all see 280+ sunny days a year. Asphalt shingle granules shed faster here than in any other major US metro. Without periodic inspection, asphalt roofs can lose their fire-resistant top layer years before the warranty expires.
  • Salt air (coastal homes). Brentwood, Pacific Palisades, Malibu, Marina del Rey, and Venice properties see galvanized flashing corrode 30–40% faster than inland homes. Sealant renewal every 18–24 months is the single best defense.
  • Palm-frond and eucalyptus debris. LA's signature landscaping dumps heavy, waxy debris on roofs that holds moisture against shingles and tiles. Hancock Park, Beverly Hills, Los Feliz, and much of the Westside need twice-yearly clearing at minimum.
  • Wildfire ember hardening. Maintenance is your chance to reseal gaps around vents, eaves, and flashing — the same gaps embers use to start attic fires. Required for homeowners in very-high fire hazard severity zones (Topanga, Malibu, parts of Brentwood, Bel Air, Hollywood Hills).
  • HVAC unit load. Many LA homes carry 300+ lb condensers on the roof or mounted to parapet. Penetration flashing around these is the most common leak source we see on flat and low-slope roofs.

How often should a roof be inspected in Los Angeles?

Twice a year for asphalt shingle; once a year for tile, metal, and slate in low-risk areas. Homes in very-high fire hazard severity zones or within two miles of the coast benefit from quarterly inspections. Post-storm and post-Santa-Ana checks are free for Premium-tier customers.

Does maintenance really extend roof life?

Yes — significant research from NRCA and roofing manufacturers shows documented maintenance extends service life by 25–40% and preserves most manufacturer warranties. We have asphalt roofs on our books that hit year 35 because they were maintained; un-maintained roofs of the same vintage fail at year 18–22.

Does my roof warranty require maintenance?

Most manufacturer warranties (GAF, CertainTeed, Owens Corning, Boral, Eagle, Decra) explicitly require annual or biannual professional inspection. Failure to maintain is the #1 reason material warranty claims get denied. Our maintenance reports satisfy the documentation requirement for every major manufacturer.

What if you find a problem during a maintenance visit?

You get a prioritized report with photos and cost estimates. Minor items (sealant, fasteners, small flashing work) are often handled on the same visit. Larger work is scheduled separately at a 10% discount off standard repair rates.

Can I bundle maintenance with gutter service?

Yes — most of our plans combine roof maintenance with gutter cleaning and flow testing. Clogged gutters are the single most common root cause of roof leaks we diagnose, so bundling the two is the LA-appropriate default.
